A short sale typically has less impact on your credit score than a foreclosure.  A foreclosure may stay on your record for 7 years, where as a short sale, depending on the lender and aided by the recent government guidelines, you may have less impact from the short sale itself.  With my assistance, your lender assistance, and any legal or tax advise you may need...  we can walk through the short sale successfully.
