If you are a home owner interested in using a Short Sale for your property, you need to be advised and directed to the correct experts regarding the legal and tax issues of this; it requires more than just listing your house and adding a note in the multiple listing service that you will do a short sale. 

A short sale typically has less impact on your credit score than a foreclosure.  A foreclosure may stay on your record for 7 years, where as a short sale, depending on the lender and aided by the recent government guidelines, you may have less impact from the short sale itself.  With my assistance, your lender assistance, and any legal or tax advise you may need...  we can walk through the short sale successfully.
